The conditions of the exceptional acquisition of the Turkish Citizenship have been announced in the Regulation for Implementation of Turkish Citizenship Law No.5901. This regulation has allowed any real person who purchases participation share in real estate investment funds to acquire the Turkish Citizenship. According to the change made in Regulation for Implementation of Turkish Citizenship Law on 19/09/2018; "Foreigners who purchase 500.000 USD or equivalent foreign currency or equivalent Turkish Lira real estate investment fund and keep it for at least three years will be able to exceptionally acquire the Turkish citizenship". The 'Certificate of Conformity', which indicates that the minimum investment requirement is met, is issued by the Capital Markets Board. Real estate investment funds are, by definition, real estate-based securities. In this respect, REIF participation shares are first and foremost liquid instruments. At the end of the foreseen three-year period for the citizenship acquisition, unlike traditional real estate it can easily be sold-off.
Since real estate investment funds are exempt from corporate tax and fund investors are exempt from income tax, other than the withholding tax for the income earned from the fund by the end of the three-year period, the investor does not pay any tax.
Since, the citizenship acquisition through REIF does not include time-consuming procedures such as; the title deed transfer, building management, invoice and tax payments and property management it is practical.
It is a legal obligation for the REIF's portfolio to be 80% in real estate assets. This portfolio, consists of immovables of various segments and features, instead of a single product or a group of products, that pull the profitability up and the risk level down.
Real estate investment funds follow a more aggressive trading and leasing strategy than the individual real estate buyer. This way it acts with higher profitability targets.
